The calculator is provided free of charge for personal, informational use. The browser calculator, public JSON API and MCP tool compare renting and buying under the inputs and assumptions you select; they do not decide what is right for you. There is no account, subscription, service-level agreement or promise that the service will always remain available.

By using the site, you agree to these terms. If you do not agree, please do not use it. These terms apply alongside the privacy notice.

Results are estimates produced from your inputs and the selected modelling assumptions. They are not financial, mortgage, investment, legal or tax advice; a property valuation; an affordability or suitability assessment; or a recommendation to enter a transaction.

Rates, prices, returns, costs and tax rules can change. Historical evidence is not a forecast or promise. Before acting, verify current tax and transaction rules, obtain quotations from the relevant providers, inspect the property, and seek appropriately qualified or regulated advice where needed.

The public calculator is GBP-only and is designed around a residential purchase in England or Northern Ireland. It models the explicit SDLT modes and date-labelled rules shown in the calculator. It does not silently apply those rules to Scotland or Wales.

Important exclusions and model choices are documented in the methodology. Source dates, providers and transformations are listed on the sources page. You are responsible for checking that your inputs, jurisdiction, tax position and selected assumptions fit the decision you are considering.

Drafts and named scenarios are stored locally in your browser. We do not provide cloud backup or recovery. Clearing browser data, changing device or using a different profile may make them unavailable.

A share link contains the scenario values needed to reproduce the calculation. Anyone who receives the complete link can read and forward those values. Review it before sharing and do not use scenario titles, messages or URLs to disclose another person’s confidential or personal information without a lawful reason.

The browser calculates locally. If you deliberately call the hosted API or MCP tool, the scenario inputs are sent to and processed by the hosting service. Your agent provider may also process them under its own terms. The privacy notice explains that separate boundary.

You may use the site for reasonable personal, educational and non-commercial evaluation, including proportionate automated use through the documented API and MCP interface. You must not interfere with its operation, probe or bypass its security, introduce malicious code, evade reasonable limits, impose an unreasonable load, scrape it in a way that harms availability, or misrepresent its output as personalised professional advice from the operator.

Access may be limited where reasonably necessary to protect the site, its visitors or its providers. Nothing here prevents ordinary browser use, accessibility tools, or proportionate research that respects the service and applicable law.

Unless stated otherwise, the site’s original design, writing and software are owned by Alexandros Protonotarios or used with permission. These terms allow you to use the public service; they do not transfer ownership or grant a right to republish its branding, content or code.

Public datasets, source material, fonts, libraries and other third-party content remain subject to their own rights, licences and attribution requirements. Links to external sites are provided for reference; their content, availability and privacy practices are controlled by their respective operators.

We aim to keep the calculator accurate, secure and available, but do not promise uninterrupted or error-free operation. Features, defaults, evidence, methodology and these terms may change as rules and the project evolve. A material update to these terms will be dated on this page.

If you spot a suspected calculation, accessibility or content error, please report it to decisionsmadeeasier@gmail.com. A report does not create an obligation to preserve a particular version or feature.

Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for fraud or fraudulent misrepresentation, or for death or personal injury caused by negligence. Your mandatory consumer and other statutory rights are unaffected.

Subject to those protections, this is a free illustrative tool and should not be the sole basis for a housing, borrowing, investment or tax decision. The operator does not accept responsibility for losses caused by inaccurate or incomplete inputs, future events differing from assumptions, outdated third-party information, or service interruptions outside reasonable control.

These terms are governed by the laws of England and Wales. The courts of England and Wales will have jurisdiction, except that mandatory consumer law may give you rights to rely on the law or courts of the place where you live. Nothing in these terms removes those rights.
